West Michigan Short Term Rental Property Evaluation
Investment property and short term rentals are supporting services at The Wiser Real Estate Group. Start with the operating plan and property specific due diligence before relying on a projected nightly rate.
Confirm the address and jurisdiction
A mailing city, a nearby vacation rental or a listing description does not establish permission to operate. Ask the municipality about the proposed use for the actual parcel, and request the current written requirements.
Build an eligibility file
- Municipality, zoning district, official source and date checked.
- Permit, registration, inspection, occupancy and parking questions.
- Whether an existing approval can transfer to a buyer.
- Association, deed and other private restrictions for professional review.
- Insurance, financing and management requirements.
Compare realistic operating scenarios
Include vacancy, cleaning, maintenance, repairs, utilities, insurance, taxes and management. Discuss assumptions with qualified advisers. A seller projection is not a verified operating history.
Keep verification current
Record written responses. Verify before an offer, before investigation deadlines and before operating. Recheck at least quarterly while operating and when a rule change is announced. Checklist updated October 16, 2026. Next editorial check January 2027. This page does not certify any property as an approved rental.
Read the investment guide, land and acreage hub and rental location article. Confirm current requirements with the municipality for your address.
